For property owners

What could your apartment rent for?

Get an estimate in half a minute, then let us find the tenant. You only pay once a lease is signed.

Rent estimate

Estimate your monthly rent

Based on current Copenhagen market data. It takes about thirty seconds.

A postcode is enough. We use it to find the local rent level.

Renovated means a newer kitchen and bathroom, or a recent full refurbishment.

Furnished homes usually rent for more to international tenants.

Estimated monthly rent
Area
Per square metre
Per year

This is an indicative market estimate based on area, size, condition and furnishing. It is not a valuation, and it does not take account of Danish rent regulation, which can limit what may legally be charged. A proper assessment means seeing the apartment.

Want a proper valuation?

We will look at the apartment, check what the rules allow, and tell you what it can realistically achieve. It costs nothing and commits you to nothing.

Request a valuation

You only pay when we have found your tenant.

No listing fee, no upfront payment, no retainer. We cover photography, marketing, viewings and background checks ourselves, and we invoice when a lease has been signed. If we do not find a tenant, you owe us nothing.

Our fees

Two ways to work with us

Both are invoiced once a tenant has signed, and both are calculated from one month of the agreed rent.

Tenant Finding
50% of one month’s rent, plus VAT

We find the tenant and prepare the contract.

For owners who are comfortable handling the handover themselves, but want the right tenant and a contract that holds up.

  • Advice on a realistic rent level
  • Professional photographs and a listing in English
  • Marketing to companies, embassies and relocating tenants
  • Employment, income, residence permit and ID checked
  • Viewings held in person and by video
  • Lease on Typeformular A10 with the right clauses
Full Service
100% of one month’s rent, plus VAT

Everything above, and we handle the handover too.

For owners who would rather not be there on the day, or who want the condition of the flat documented properly from the start.

  • Everything in Tenant Finding
  • Move-in inspection with photographs and meter readings
  • Written condition report, signed by both parties
  • Keys handed over on the day on your behalf
  • Move-out inspection available on request

Rent and deposit are always paid by the tenant directly to you. We never hold your money.

Not sure which one fits?

Tell us about the apartment and we will say what we would recommend, and what it is likely to rent for.

Tenants who are here to work

Most of our tenants are relocating to Copenhagen for a job, often placed here by their employer. They tend to stay for a year or more, and we check their situation before you ever meet them.

  • Employment contract and income verified
  • Residence permit and passport checked
  • Six months minimum, usually longer
  • Housing association rules checked first
How it works

From estimate to signed lease

01

Estimate and a conversation

Use the calculator, then send it to us. We come back with a realistic view of the apartment.

02

We see the apartment

We visit, check the housing association rules, and agree a rent that the regulations allow.

03

We find the tenant

Photographs, listing, viewings and background checks. You see only the candidates who pass.

04

Contract and handover

The lease is signed, the deposit is confirmed, and our invoice follows. Not before.

Questions

Frequently asked

When a lease has been signed, and not before. Photographs, marketing, viewings and background checks are all covered by us. If the apartment is not rented out, there is no invoice.
It is a market indication based on area, size, condition and furnishing. The real figure depends on the layout, the floor, the light, the balcony and what the rules allow. Treat it as a starting point.
Not necessarily, but furnished homes are much easier to rent to people arriving from abroad, and usually achieve a higher rent. We will tell you what is worth doing.
Danish rules can limit the rent depending on when the building was built, whether it has been renovated, and the type of lease. We check this before agreeing a figure, because getting it wrong leads to a case at the rent tribunal later.
Usually two to four weeks, depending on the location, the price and how flexible the start date is.
No. The move-out inspection is available if you want it, quoted for the individual case, but nothing obliges you to take it.
